DSCR and fix-and-flip lenders compared

9 investor lenders, side by side, on the terms each one publishes on its own website: loan size, LTV, ARV, credit score, DSCR, experience and states. Our own programs are the first row of every table, marked, so you can see where we fit and where someone else fits better.

DSCR rental loans: 9 lenders plus ours

A DSCR loan is sized on the rent instead of your income. The two numbers that decide most deals are the DSCR floor (how far the rent can fall short of the payment) and the credit score that unlocks the top LTV. Published floors here run from no minimum to 1.05x, and our program sits at 1.05x.

Fix and flip loans: 7 lenders plus ours

Flip loans are capped two ways: a share of what you pay (plus rehab) and a share of the after-repair value. Whichever is lower sets the loan. Several lenders also cut both limits for borrowers with no recent flips, so check the experience column before the headline percentages.

State coverage decides a lot before any number does. So does the borrowing entity: every lender here makes business-purpose loans, and most want an LLC or corporation on title.

Lender pages and head-to-heads

Each page shows one lender's full published terms, who they suit, and how our programs differ.

Kiavi

Investor-only lender based in Pittsburgh, operating since 2013 (formerly LendingHome). Figure Technology Solutions completed its acquisition of Kiavi on September 1, 2026; Figure's 8-K says Kiavi, Inc. survived the merger as a wholly owned Figure subsidiary.

Lima One Capital

Investor lender with offices in Greenville, South Carolina and Irvine, California, offering rental, fix-and-flip, construction and multifamily loans.

RCN Capital

Investor lender offering fix-and-flip, bridge, rental, construction, portfolio and 5+ unit loans, with published tiers by experience and credit score.

Visio Lending

Austin-based lender, founded in 2012, that makes DSCR loans only, on long-term and short-term rentals.

LendingOne

Investor lender offering DSCR, fix-and-flip, construction, fix-to-rent and SFR portfolio loans.

Easy Street Capital

Investor lender with three programs: EasyRent (DSCR), EasyFix (fix and flip) and EasyBuild (construction).

CoreVest

Investor lender and a subsidiary of Redwood Trust, Inc., known for larger rental portfolio loans as well as single-property DSCR and bridge loans.

New Silver

Direct private lender with online term sheets for fix-and-flip, ground-up and DSCR loans.

Angel Oak Mortgage Solutions

Non-QM mortgage lender. Its DSCR program page is written for mortgage originators and says business-purpose loans are offered through approved clients, so most investors reach it through a broker or loan officer.

How we compared

Each figure was read from the lender's own public website on the accessed date shown with its source. Where a lender's pages disagree with each other, both figures are kept in the notes. Where a lender does not publish a term, the cell says 'Not published'. Rates are left out on purpose: they move daily and every lender prices per deal.

We compared four products that 1-4 unit investors use most: 30-year DSCR rental loans, fix and flip loans, ground-up construction loans and rental portfolio loans. For each we recorded loan size, the top loan-to-value or loan-to-cost, the ARV cap, the minimum credit score, the minimum DSCR, the experience rule, the term, the states served, the entity rule and whether foreign nationals can borrow. Where a lender publishes tiers, the table shows its top tier and the notes show what it takes to get there.

The lenders were chosen because they are among the most searched-for names in investor lending and publish enough terms to compare. We do not score or rank them, and nothing here says one is "best": the right lender depends on your deal, your credit and your state. Our own program figures come from our lending partner's published terms, read October 24, 2026, and sit in the first row of each table so you can see the trade-offs plainly.

Terms change, sometimes weekly, and every lender prices and approves deal by deal. A published maximum is the best case, not a quote. The term sheet you receive from a lender is what controls. If you see a figure here that has changed, email desk@janover.co with the link and we will check and correct it, with the date.

Questions people ask

Which lender is best for a DSCR loan?

There is no single answer, and we do not rank lenders. Look at three things against your deal: the DSCR floor (published floors here run from none to 1.05x), the credit score needed for the LTV you want, and whether the lender works in your state. A rental that covers the payment 1.25x with a 720 score fits almost every program in the table; one at 0.90x with a 660 score fits only a few.

Can I get a fix and flip loan with no experience?

Yes, from several lenders here. Kiavi, New Silver and RCN Capital publish no experience minimum, though RCN lowers its limits to 70% of price and 60% of ARV for borrowers with no flips in the last 3 years. Lima One requires one investment-property exit in the last 36 months.

Who owns Kiavi now?

Figure Technology Solutions completed its acquisition of Kiavi on September 1, 2026, according to Figure's 8-K filed with the SEC that day. Kiavi's website and loan programs still carry the Kiavi name.

Why does a lender show "Not published"?

Because we could not find that term on the lender's own website on the date we checked. It does not mean the lender has no rule; it means the rule is quoted per deal. Ask for it before you pay for an appraisal.

Want to know which of these fits your deal?

Send the numbers. We check them against our programs and tell you plainly whether the deal fits.
